The entire living space is newly refurbished, in an ideal location just 2 minutes walk from Urmston town centre, the marketplace and shops. There are local bus and train services with regular services into central Manchester, Stockport, Salford, Altrincham, etc. 2 miles away from the Trafford Centre, 1 minute from M60 motorway and 4. 5 miles from Manchester City centre. There is also an excellent gym within 1 minute walk of the house.
If you value peace and quiet and your privacy then this place may be ideal for you. The accommodation is entirely on the first floor of a house. Only the bathroom is shared by the live in landlord, who works nights. £160 per week includes everything – the rent and all bills. There are absolutely no additional bills or hidden costs to pay.
I am looking for a professional tenant who is mature-minded and considerate of others. This would especially suit a person who is quiet and respectful of others, especially with regards to noise levels after 9pm. There are elderly neighbours next door, hence the request for a considerate and responsible tenant. This is my main consideration when choosing a suitable tenant. Couples need not apply – this living space is for a single person only.

Large double bedroom – kingsize double bed with orthopaedic mattress, large wardrobe and matching drawers set, extra drawer set. Plenty of power outlets, TV socket and a dimmer on the lighting. All mod cons and newly refurbished. WIFI and wired broadband are installed and working.
A fully furnished kitchen, including all new appliances, full size fridge/freezer, 8kg washing machine and separate dryer, oven and 4-pan hob, extractor, double sink unit, plenty of storage, plenty of worktop space and a leather 2-seater reclining sofa. There is an ariel socket for a TV, and a computer (cat5) live internet socket for your laptop. You can use wifi if preferred. All lighting is on a dimmer.
Single bedroom for additional storage and/or for use as a study or reading room etc. There is a desk/worktop for a computer or reading.
Bathroom has a large bath with bubble end for more shower space, large wash basin and toilet.

I am looking for a mature and considerate tenant, preferably 35+. I am friendly and fair but like to keep myself to myself downstairs, so if you’re looking for a social / party atmosphere this is definitely NOT the place.
